LEED Certified Building
Our design team is including many cutting edge technologies in the design of The Hudson View. Through collaboration with the New York State Energy Research Development Authority and the United States Green Building Council, we intend to reduce our tenants’ operating expenses, rental expenses, and long term costs of tenancy. LEED is the nationally accepted benchmark for the design, construction, and operation of high performance green buildings. These features will enhance the level of comfort and enjoyment that tenants, their employees, and their clients will experience. Costs for heating, cooling, and electricity--a major portion of the operating expenses of an office complex--will all be significantly reduced during the construction phase.
These design choices will allow tenants to work more efficiently and be more productive. The added benefits of reduced operating expenses and supplier rebates will enable all tenants to enjoy the innovations of Green Building Design immediately and for years to come.
Geothermal heating and cooling harnesses the power of ground temperature, which is a near constant 50 degrees, to heat and cool building systems more efficiently. By using the earth's thermal capacity, our buildings will be heated without burning fossil fuels. The buildings will also generate solar power from roof-mounted photovoltaic cells. Clean and renewable technology will generate a portion of the electricity used in the buildings, thereby reducing reliance on the local power grid.
Our engineers have reduced the operating energy requirements of the buildings by over forty percent. This qualifies our buildings for peak load reduction, cutting our Con-Edison electrical expense rates by as much as one-third. By enhancing the quality of building insulation, the buildings will stay warmer in winter and cooler in summer without burdensome energy demands for heating and cooling. The building envelopes are engineered to a higher level of efficiency, maintaining your comfort while realizing energy and operating savings.
Through efficient plumbing and mechanical design, we have reduced our water usage, compared to that of a traditional office complex, by over 30%. Our landscape design features native trees and shrubs selected for their water efficiency and soil erosion reducing benefits.
Regional materials with recycled content will be used in construction. By using regional materials, we cut down on the environmental toll of transporting materials long distances to the site. Our use of materials with recycled content reinforces our commitment to reducing waste and the use of virgin materials.
